FOREIGN buyers have snapped up a massive 33% of all homes sold in Alicante province over the last year, completely decoupling the Costa Blanca from the national housing market.

New figures from the Ministry of Housing and Urban Agenda (MIVAU) show that 18,857 properties were sold to foreign non-residents in the province in 2025.

It makes Alicante the most heavily externally-driven provincial property market in Spain, with foreign money continuing to flood into the region.

The sheer volume of foreign buyers on the Costa Blanca completely skews the Spanish national average, which sits at just 7%.

Across Spain, a total of 751,049 homes were sold last year, marking the highest figure since the peak of the 2007 property boom.

While 79% of domestic buyers nationwide purchased a property within their own home province, the expat coastal hotspots paint an entirely different picture.

When buyers from other Spanish provinces are added to the foreign total, a staggering 46% of all real estate transactions in Alicante involved a non-local purchaser.

Malaga province on the Costa del Sol followed closely behind, with non-resident offshore buyers snapping up 28% of all homes sold, totalling 10,091 properties.

The Balearic Islands and Santa Cruz de Tenerife also saw massive foreign investment, with non-residents accounting for 23% and 20% of sales respectively.
