FROM a 18th-century palace in the heart of the city to front-row golf apartments in Sanlucar de Barrameda, the province of Cadiz is offering buyers a rare combination of lifestyle and investment – and specialist agency GILMAR is at the centre of it.
There is a moment, usually around sunset on the ramparts of Cadiz old town, when you understand why this corner of Andalucia has been inspiring travellers for three millennia.
The Atlantic light turns the ancient stone a deep amber, the air carries a faint salt tang, and somewhere below a bar is already pouring its first fino of the evening.
It is, as the Spanish say, irresistible.
Yet for all its timeless charm, Cadiz province is very much a destination of the moment. A growing wave of buyers – British, Northern European, and increasingly American – has discovered that the Costa de la Luz offers something the Costa del Sol long ago traded away: authenticity.
Wide Atlantic beaches with serious surf and little crowds, a gastronomic culture built around langoustines, manzanilla sherry and wood-fired bluefin tuna, a calendar of festivals that keeps the towns alive all year round, and more than 300 days of sunshine.
It is Andalucia at its most unfiltered.
And now, with international interest rising and supply of quality property still limited, the investment case is becoming as compelling as the lifestyle one.
A Region on the rise
The numbers tell a clear story. Tourism to Cadiz province has grown consistently over the past decade, and holiday rental yields in well-located properties along the Costa de la Luz regularly outperform the national average.
Infrastructure is improving – high-speed rail links to Seville and Malaga have effectively brought the province within day-trip range of two international airports – and a new generation of boutique hotels, restaurants and cultural attractions is raising the profile of towns that were, until recently, largely unknown beyond Spain.
For buyers who got into Marbella or Tarifa fifteen years ago, the trajectory will feel familiar. For those who missed it, Cadiz may be the second chance.

El Puerto de Santa Maria sits at the northern tip of the Bay of Cadiz, a town of bodegas and bullrings, wide river promenades and some of the best seafood restaurants in Andalucia.

It is also – for practical reasons that appeal greatly to international buyers – extraordinarily well connected: a regular ferry crosses to Cadiz city in just over twenty minutes, and both Jerez and Seville airports are within easy reach.
