PROPERTY sales in Spain fell for an eighth successive month in May, with an annual fall of 11.8%.
The General Council of Notaries said house prices rose year-on-year by 8.8% to an average cost of 2,049 euros/m².
The biggest increases were recorded in the Balearic Islands which also saw a 20% fall in transactions.

The sequence of sales falls started in October 2025 (-1.9%) and continued in November (-2.4%), December (-1%), January (-11.4%), February (-7.7%), March (-4.7%) and April (-10.2%).
Housing supply is not meeting rising demand, which means prices continue to rise- affecting especially potential younger people and those on tight budgets.
In May, 55,761 transactions were recorded with flat sales decreasing by 14.1% year-on-year, reaching 41,211 units.
Single-family homes fell by 4.7% year-on-year, reaching 14,550 units.
Transactions fell in 14 regions, with the largest falls being those registered in the Valencian Community (-35.8%); Balearic Islands (-20.6%); Cantabria (-19.7%); Asturias (-17.4%); Basque Country (-13.6%) and La Rioja (-11.7%).
In contrast, increases were recorded in Navarre (8.2%), Castilla-La Mancha (4.5%) and Extremadura (0.2%).
Every region recorded price increases per square metre during May, with the exception of Galicia where it fell by 6.8%.
The biggest price hikes were in the Balearic Islands (16.3%); Castilla-La Mancha (15.4%); Andalucia (14.4%); The Canary Islands (13.7%); Navarre (13.5%); Cantabria (12.3%); Valencian Community (11.9%); and Murcia (10.7%).
The approval of new mortgages fell by 4% year-on-year in May, to 30,577 loans.
The average amount of the loans granted went up by 3.9%, reaching €181,976.
