SPAIN’S housing market returned to growth in June, with 59,288 homes sold across the country.

Home sales increased by 1.6% compared with June 2025, according to new figures from Spain’s National Statistics Institute (INE).

Sales also rose by 5% compared with May, showing stronger activity at the start of the summer.

However, the market remains weaker than last year overall. Home sales during the first six months of 2026 were 2.6% lower than during the same period in 2025.

New-build homes performed better than second-hand properties.

Buyers purchased 12,766 new homes in June, up 6.3% year-on-year. New properties made up 21.5% of all home sales.

Meanwhile, 46,522 second-hand homes changed hands. That was an increase of just 0.3% from June last year.

There were also large differences across Spain.

Navarra recorded the biggest rise in home sales, at 22.6%. Castilla-La Mancha followed with 22.2%, while Asturias saw an increase of 10.4%.

In contrast, sales fell 21.5% in Cantabria and 11.7% in the Balearic Islands. Galicia recorded a drop of 7.7%.

Andalucia saw home sales rise by 1.7%. Madrid recorded growth of 0.7%, while Catalunya edged up 0.1%.

Sales in the Comunidad Valenciana were unchanged from June 2025.

The latest figures suggest Spain’s property market gained some momentum in June. However, the first-half figures show that buyers remain under pressure from high prices and limited housing supply.
