ASKING prices for property in Valencia province have skyrocketed by a staggering 25.3% in just one year.
The dramatic surge means seller expectations in the coastal province have jumped by a quarter compared to February last year.
It comes as the cost of buying a used home across Spain has hit an absolute record high.
The national average asking price surged by 17.7% year-on-year to reach €2,673 per square metre during February.
For the average buyer, this means a standard 80-square-metre two-bedroom apartment now costs around €213,840.
According to the latest real estate index from idealista, the figures represent the highest property prices recorded in the country since the portal began collecting data.
Every single region across the nation saw an increase in asking prices compared to the previous year.
But it is the traditional coastal hotspots that are feeling the most intense pressure.
The Murcia region is leading the national hikes, with average prices surging by 23.3%.
Neighbouring Andalucia recorded the second-highest regional increase in the country, jumping by a massive 20.2%.
Within Andalucia, the province of Malaga remains a huge financial hurdle for buyers, standing as one of the priciest areas at €4,107 per square metre.
This translates to roughly €328,560 for a typical two-bedroom flat on the Costa del Sol.
Meanwhile, the Balearic Islands continue to be in a league of their own.
The island region firmly stands as the most expensive province to buy property in Spain, with an eye-watering average of €5,228 per square metre.
This puts a standard two-bed apartment at an astronomical average of €418,240.
Madrid follows as the second most expensive province at €4,640 per square metre, having seen a 17.5% annual increase.
Buyers in the capital province are looking at approximately €371,200 for an 80-square-metre home.
At the other end of the scale, Ciudad Real remains the most economical province for buyers, with prices sitting at just €785 per square metre.
A typical two-bed apartment here would cost a highly affordable €62,800.
