OVER 60 per cent of rental properties in Spain are owned by landlords with multiple properties, especially in major cities.
Landlords with at least two properties own 61 per of Spain’s rental housing, according to a report by the Ministry of Consumer Affairs.
The report also revealed that the bigger and more expensive the city, the greater the share of housing owned by landlords with multiple properties.
Las Palmas de Gran Canaria tops the list, with 64.9 per cent of rental apartments owned by landlords with multiple properties.
It is closely followed by Mallorca’s Palma where the figure stands at 63.1 per cent.
In Barcelona, Spain’s most expensive city for renters, 60.8 per cent of rental properties are in the hands of multi-property landlords compared with 56.4 per cent in Madrid.
The dominance of multi-property landlords has increased in recent years, with the number of properties they own rising by 39.9 per cent between 2016 and 2023.

It comes as rental prices are on the rise throughout Spain, especially in major cities.
In Madrid, average rental prices rose by 15.3 per cent in 2025, while in Las Palmas and Palma they increased by 10.9 per cent and 11.9 per cent, respectively.
